The zone arbitrage question nobody asks
London is still the obvious answer for most Taiwanese investors weighing up UK property. However, the smartest capital has started moving somewhere quieter: the commuter towns just outside the M25 that are going through genuine regeneration.
Watford is one of them.
The Vitality Index ranked Watford the second best place to live and work among more than 100 UK towns and cities, a result that's held up for several years running. The latest development to land there is The Exchange, by Berkeley Group, a FTSE-listed developer whose name is associated with some of London's most recognised residential addresses.
16 minutes to London; at a fraction of the price
The Exchange is a four-minute walk from Watford Junction. Commuting to and from here is easy, as non-stop peak trains reach London Euston in just 16 minutes.
If you place this next to a London property with the same 16-minute commute time and the comparison gets interesting quickly: you are looking at Zone 2 or Zone 3 pricing, a steeper stamp duty bracket and a much smaller unit for the money.
The Exchange offers the same commute at a suburban entry price, which is an enticing proposition for this kind of zone arbitrage play.
The numbers Watford is quietly outperforming London on
Rental growth in Watford has run at 11.3% annually over the past two years. Central London managed to touch 1.2% over the same period, proving that this is a different growth curve entirely.
At The Exchange, investors benefit from estimated gross yields of up to 6.6% for a two-bedroom apartment, 6.25% for a one-bedroom and 6% for a studio. Driving this momentum is a £1.6 billion regeneration scheme across Watford. Key to this is the official Watford Junction Masterplan, a £180m project set to create roughly 3,000 new homes, fresh commercial space, and essential local community infrastructure. Investment at that scale is usually what drives capital appreciation over the longer term, not just rental income in the short term.
Move-in ready now: what that means for September and for rental income
This is the part worth paying close attention to, whether you're buying for a child's education or for return on capital. Union Court, the first phase at The Exchange, has already been completed. Units are available to move into now.
For parents planning around a September university intake, that removes the usual two to three-year wait tied to off-plan purchases and lets you align directly with the new school year. For investors, it means skipping the construction period altogether and starting to collect rent almost immediately, without the delays that off-plan builds typically carry.
If you are looking further ahead, the upcoming Dart House is scheduled for completion in Q4 2027, offering an accessible entry point with prices starting from £297,500.
Given our event in Taiwan this August, the timing of these move-in ready units lines up well for investors looking to act before then.
A tenant pool that's already there
With the number of local workplaces growing by 34% over the last 10 years, Watford's job market isn't a speculative story; it's already active. Major employers like PwC, KPMG, and Medtronic operate key hubs here, with West Hertfordshire's NHS hospital trust anchoring a steady base of healthcare professionals.
Worth noting too: TJX Europe, parent company of TK Maxx, has its European headquarters in Watford. Corporate headquarters of that scale tend to bring exactly the kind of stable, well-paid tenant demand landlords want.
Nearby Warner Bros. Studios Leavesden, globally famous for Warner Bros. Studio Tour London, The Making of Harry Potter, which draws over two million visitors a year, is a massive driver for the local economy. Beyond its world-renowned tour, the production complex is undergoing a major 400,000 sq ft. expansion expected to create around 4,000 direct and indirect jobs. This will bring a steady stream of well-paid creative, production, and tech talent looking for quality homes in the area over the coming years.
Elite schooling in the golden triangle
Positioned within the UK's educational Golden Triangle of London, Oxford, and Cambridge, Watford offers exceptional connectivity for students. Direct fast engine trains reach London Euston in just 15-20 mins, bringing top institutions like UCL, KCL, LSE and Imperial all within a 25-to 45-minute door-to-door commute, making it an attractive, well-connected base for university life.
Within 2.5 miles, residents can choose from four secondary schools rated Outstanding, including the well-regarded Watford Grammar School for Girls and the prestigious independent Merchant Taylors' School. For families prioritising education, that kind of density is hard to match inside London itself.
Berkeley quality and amenities tenants actually pay for
The Exchange comes with a 24-hour concierge, a residents' gym, a screening room and a business lounge. These are some of the key reasons tenants pay a premium in the first place.
The Exchange packs in the key features that command premium rents: a 24-hour concierge, residents' gym, screening room and business lounge.
On-site, a new 15,000 sq.ft commercial hub will bring a gastro pub, cafe, bakery, restaurant, and convenience store right to your doorstep. In addition, with 18 local parks spanning 444 acres nearby, residents get an unusual amount of green space for a spot that is near London.
Benham and Reeves Taiwan: your local partner in the UK market
The biggest risk in overseas property is rarely the property itself; it’s the information gap. That's exactly why Benham and Reeves Taiwan exists.
Our Taipei 101 office offers one-stop service covering property selection, legal support, furnishing and long-term tenant management, so you don't need to be in the UK to stay across every decision.
